Who Are We?

Our background is in civil and industrial engineering of large industrial properties considering opportunities and constraints as well as most practical use of hundreds of properties in over 30 USA states and 30 countries.  Several years ago we extended this analysis into residential and small ranch properties.  The approach we take for all properties is the same.   We provide the balanced support that buyers need  for major purchases.   The status quo is for commissioned agents (sales people) to focus on and spin the positive.    We believe that all buyers need fair and balanced information to make their decisions.   This is who we are!

Neighborhood Evaluation

Our investigative research quickly covers all the hot spots, bad and good, then provides you a summary:  ​

  • Neighborhood negatives: Property turn-over rates, recent crime and accidents, registered offenders, toxic hazards, adjacent traffic,  poorly maintained properties, excessive street parking, extreme weather and flooding.

  • Neighborhood positives:  Moderate weather, tree coverage, gardens, "walk-score", cultural opportunities, and values trending positive. 

Disclosures Review

Property Evaluation

​The site and structures are evaluated depending on your needs, possibly including: 

  • Lot and structure accuracy vs. public data.

  • Property boundary and fence line accuracy vs. title map.

  • Natural hazards pertinent to the site.

  • Permit history vs. built properties. 

  • Zoning restrictions vs. existing uses (e.g. on-site parking required). 

  • Hidden benefits.

We have a system to check available disclosures, annotate, and share our report: 

  • Missing or mis-represented information.

  • Coded language and red flags, especially in inspection reports.  We have a library or terms that is checked automatically.

  • Suspicious disclosure, such as all house history unknown but seller owned for many years.
